Bryan Crossing is a 94-acre master-planned neighborhood along Bryan Road in Rosenberg, Texas. 7gen Planning was hired to provide land planning and entitlement services to KB Home. One of the key elements for this project was the primary entry into the community with a slight curve leading to and ending at the central park. The model homes were located facing this central park for maximum visual effects.
The master plan programming contains single-family residential homes, neighborhood parks, and drainage/detention. Some of the driving opportunities and constraints for this parcel were the unwillingness of adjacent drainage systems to allow access, thusly requiring large on-site detention volume, adjacent road expansions by both the county and city, and very flat existing terrain. The unexpected on-site detention compacted the developable area allowing 7gen to create a focal point with the central park and arrival.
